Old Republic Title Insurance Group has been around since the early 1900s, providing title insurance policies and related real estate transaction and mortgage lending products and services to consumers, lenders, businesses and even government agencies. With a such an upward-moving company, it’s no surprised they chose Tomball, TX, a rapidly growing town, as their newest location.
Old Republic Title was referred to Monarch Sign & Graphics by one of our great clients, RE/MAX Elite Properties, when they began searching for a sign company to partner with that shares their values for quality and customer service.
The first step of the project was an onsite consultation to determine their signage needs. Having previously worked in their new location, the Tomball Marketplace, we were already in tune with the specific needs and knew the specifications necessary to meet the property managers’ sign requirements. With that previous knowledge, we were able to quickly assess their needs and come up with the right sign selection.
For the main building sign, we selected an internally illuminated set of channel letters to be mounted to the raceway, which is the box behind channel letters that houses the wiring and electrical components. With the signage type selected, we moved forward to the design phase. In this phase of the process, we created renderings with the sign superimposed on the building to give an accurate visual of what the end product would look like once installed.
Before moving forward with installation, we submitted the renderings with both the property managers and local city ordinances to ensure full compliance with all regulations. The renderings were approved and fully permitted before installation began. This step is crucial for a successful sign as installing a sign without these permits can result in significant fines. In some cases, the sign may even have to be removed at the expense of the business. Without a property manager’s prior approval, a different sign may have to be purchased, also out of the pocket of the business.
For the installation process, we started by laying out the sign and installing the mounting brackets required for the sign. We took careful measurements of the install location for proper location and to ensure the result looked exactly like the rendering. Once everything was properly placed, a crane was used to lift the components of the sign into place, then the components were carefully secured to the wall. After installation was complete, we made the full penetration to the inside of the building, making sure to seal everything weathertight. This step made the final electrical connections for the sign.
As part of the overall project, we created custom tenant panels for the new location. Once we received their assigned location, our team took careful measurements to ensure everything fit tightly and properly. As the last step we do for every project, we made sure all areas we left exactly as we found them (other than the new signage). Our team is always sure to clean up all debris, touch up any paint that may have been damaged during installation, and sweep the area clean to ensure we leave our clients with the best look in every detail.
